Seven engagements spanning the life of a deal, from a 48-hour read to full development modeling. Most consultants make you book a call to learn what a model costs. These are the numbers, benchmarked against what freelance CRE analysts bill at $125 to $175 an hour and packaged so the math stays predictable.
A fast, rigorous read on whether a deal deserves your time. The answer arrives before you have spent a week on something that was never going to pencil.
A full underwriting of a building that already exists, whether stabilized or value-add. The workbook and the narrative both hold up in front of a lender, an LP, and a committee paid to find the hole.
A building that does not exist yet. Ground-up, adaptive reuse or heavy reposition, modeled from land basis through stabilization.
A second set of eyes on the model you already have, or the one a broker sent you. Models rarely fail loudly. They fail in one cell nobody re-read.
Defensible assumptions for a market you do not know yet, built from primary sources. Every figure carries its vintage and a confidence label.
What lenders will actually fund, and which term sheet wins once the fees are in the math. The analysis that belongs before you sign, not after.
Up to $6,000 of work at list every month, mixed however the pipeline runs. Unused allowance does not roll over, so the right size is the one you would actually use.
Add-ons and terms
Working sessions, deal talk-throughs, model coaching, negotiation prep, and lender or investor calls. One-hour minimum, billed in 15-minute increments thereafter.
A full memorandum in your firm's branding, beyond the tear sheet already included, drafted from the model so the narrative and the numbers cannot drift apart.
A full model compressed to 48 hours, capacity permitting. Quoted and confirmed in writing before the clock starts.
Balance net-7 at delivery. Retainers invoice monthly in advance. Deal Review fees always credit toward an Acquisition Model of the same deal.
Every engagement ships as unlocked, formula-transparent Excel with documented assumptions, a review call and two revision rounds. Complex deals such as large mixed-use, hotels and portfolios are quoted before work begins, never after.
Send the basics through the intake form. A fixed quote and delivery date come back within one business day.
